The specimen uses invented parties, invented figures and invented circumstances throughout. No real instruction, client or case is reproduced, referred to, or capable of being identified from it.

What to look at

Four things separate a report you can rely on from a number in a letter. They are worth checking in any capacity report you are sent, not just ours.

    The assumptions, listed separately

    If you have to reverse-engineer the assumptions out of a narrative, neither you nor the other side can test the figure.

    The range across the market

    Lenders do not agree with one another. A single confident number with no indication of the spread is hiding the most important thing about it.

  3. 03

    The binding constraint, identified

    Income, term, age, credit or loan-to-value — knowing which one is doing the work tells you what would change the answer.

  4. 04

    What is missing, and what difference it makes

    Where evidence was not available, the report says so rather than resting a figure on a silent assumption.
